The Circular Economy Case for Prefab: What Happens to a Steel Building After 25 Years
Most construction conversations end at handover. The building is complete; the keys are handed over and the environmental accounting closes. What happens at the other end of a building's life rarely gets asked, let alone planned for.
But the answer to that question is one of the clearest differences between steel-based prefab construction and the conventional alternative.
How a Conventional Building Ends
A reinforced concrete building at the end of its service life gets demolished. The process produces rubble: broken concrete, embedded steel that is difficult to separate cleanly, mixed materials with limited recovery value. Most of it goes to landfill or gets used as low-grade fill material.
The embodied carbon locked into that building during manufacturing and construction, the cement, the aggregate, the steel, is written off permanently. It was spent once and cannot be recovered. From a lifecycle carbon perspective, the building's environmental account closes in deficit.
How a Steel Prefab Building Ends
A steel-based prefab structure at the end of its service life tells a different story.
Steel is fully recyclable. At end of life, LGSF components can be disassembled, recovered and returned to the manufacturing supply chain without significant loss of material quality. The steel that went into a modular unit in 2025 can become a structural component in another building in 2050. Embodied carbon is amortised across multiple lifecycles.
Why This Matters for ESG and Green Finance
Sustainability reporting frameworks are moving toward full lifecycle assessment. The Indian Green Building Council and GRIHA rating systems already weight embodied carbon, material efficiency and end-of-life considerations. Green finance criteria from international lenders are beginning to follow the same logic.
A building that cannot account for its end-of-life material flows is increasingly a liability in procurement decisions linked to ESG compliance. A building that can demonstrate recyclability, documented material recovery and circular material loops is an asset in the same framework.
For developers accessing green finance, for corporates with Scope 3 emissions reporting obligations and for institutional investors with portfolio-level sustainability commitments, the end-of-life story of a building is becoming a procurement criterion, not a footnote.
The Embodied Carbon Advantage Is Structural, Not Incidental
LGSF systems use significantly less material mass than RCC while achieving equivalent structural performance. Lower material input means lower embodied carbon at the outset. Factory manufacturing eliminates the material waste that characterises site-cast construction. Steel offcuts are recycled within the factory loop rather than removed as site waste.
Industry evaluations of LGSF systems indicate substantially lower global warming potential compared to conventional RCC buildings when assessed on a cradle-to-gate basis. Combined with the end-of-life recyclability advantage, the lifecycle carbon position of a steel prefab building is structurally better than its concrete equivalent, not through add-on sustainability interventions but through the properties of the system itself.
The Question Worth Asking Before the Next Project
Every building that gets commissioned today will reach the end of its useful life eventually. The question of what happens then is not a distant concern. For assets built now, the end-of-life scenario is a certainty that procurement decisions are already implicitly choosing.
Choosing RCC is choosing a building that ends as rubble. Choosing steel-based prefab is choosing a building that ends as recoverable material. Environmental accounting is different. The financial accounting, as green finance criteria tighten, is beginning to diverge as well.
The circular economy case for prefab is not a future argument. It is a present one, and the procurement decisions being made now are either ahead of it or behind it.
